It's a buyer's or a seller's market. It's what you make it. What actually matters is your side of it: your income, your timeline, your comfort level, and what you are trying to accomplish. We work through that together first, and once your situation is clear, the timing question mostly answers itself.
No, and this myth keeps good people renting for years longer than they needed to. Conventional loans can start around 3 percent down, FHA runs about 3.5 percent, and VA and USDA can be zero down if you qualify. Michigan also has down payment assistance through MSHDA. Twenty percent mostly matters if you want to skip PMI. Begin with me and a lender, and let's find your real number.
Affordability lives in the monthly payment, not the sticker price. Principal, interest, taxes, insurance, and PMI if you have it. A lender will hand you a maximum, but the number that matters is the one you can pay in a slow month without losing sleep. I kept books for years, so I am happy to sit down and sort out which figure is which.
Starting too high. A home priced above the market sits, and a home that sits makes buyers assume something is wrong with it. Your first two weeks are when you get the most eyes you will ever get. Make the home marketable, price it honestly out of the gate, and you keep control of the whole conversation.
In Michigan, a home's taxable value is capped while one owner keeps it, then it uncaps and resets when the home sells. So your bill can be noticeably higher than what the current owner pays on the very same house. It is not a trick, it is just how Michigan works. I would rather you hear it from me now than find it at closing.
I communicate every step of the transaction and I leave no questions unanswered. I spent twenty years as a PCA at the hospital and years before that keeping books, so I am patient with people and careful with numbers. You will never feel rushed, talked down to, or left wondering what is happening with your file.
